5 Signs You Need a New Roof in East Tennessee
Here in East Tennessee, our roofs take a beating. Between summer storms rolling off the Cumberland Plateau, heavy spring rain, hail, and the freeze-thaw swings we get every winter, even a good roof wears out faster than most homeowners expect. The tricky part is that roofs rarely fail all at once — they give you warning signs first. Catch them early and you can often avoid interior damage, mold, and a much bigger bill.
After more than 30 years roofing homes around Athens, McMinn County, and across East Tennessee, here are the five signs we tell every homeowner to watch for.
1. Curling, cupping, or buckling shingles
Walk to the curb and look up. Shingles should lie flat and even. If the edges are curling up, the centers are cupping, or whole sections look wavy, the shingles have lost their integrity — usually from age and heat. Once shingles curl, wind gets underneath them and tears them off, and that's when leaks start. A few curling shingles can sometimes be repaired; widespread curling almost always means it's time for a new roof.
2. Granules in your gutters
Those little sand-like granules in your gutters and at the bottom of downspouts are the protective coating off your shingles. A handful after a fresh installation is normal. But if you're cleaning out cupfuls — or you can see bald, dark patches on the shingles themselves — your roof is shedding its UV protection and aging quickly. In our Tennessee sun, a roof losing granules will not last much longer.
3. Water stains on ceilings or in the attic
Brown or yellow rings on a ceiling, peeling paint near the roofline, or daylight showing through the attic boards are all signs water is already getting in. Don't wait on these. A small active leak can rot decking and grow mold surprisingly fast in our humid summers. If you see staining, get the roof looked at before the next rain.
4. Missing shingles or storm damage after a big wind
East Tennessee gets its share of severe thunderstorms and the occasional hail event. After a strong storm, look for shingles in the yard, dented gutters, or shingles knocked out of line. Storm damage is often covered by your homeowner's insurance — but only if you document it and file in time. If you think a storm hit your roof, a free inspection is worth it before the claim window closes.
5. Your roof is simply old
A typical asphalt shingle roof lasts about 20 to 25 years. If yours is pushing that age — or you don't know how old it is and you've owned the home a while — it's smart to have it evaluated even if it looks okay from the ground. Replacing a roof on your schedule is always cheaper and less stressful than replacing it after it fails during a storm.
