After a bad storm rolls through East Tennessee, the damage is only half the headache. The other half is the insurance claim. A lot of folks around Athens tell me they feel lost once the adjuster gets involved. So here is how it really works, in plain terms, from someone who has walked a lot of roofs with a lot of adjusters.
Start With the Right Kind of Claim
Storm damage usually falls under your homeowners policy as wind or hail damage. That is different from general wear and tear, which insurance does not cover. The key word adjusters use is sudden. If a storm caused the damage on a specific day, you have a claim. If your roof simply got old, you do not.
Before you call it in, jot down the date of the storm and any local reports of wind or hail. That little bit of information helps your claim line up with what the insurance company already knows happened in your area.
Get Eyes on the Damage First
Do not file blind. Have a roofer you trust look things over before you call the insurance company. We do this for folks all the time, free of charge, so they know what they are actually dealing with.
Sometimes the damage is clear and worth a claim. Sometimes it is minor and a small repair makes more sense than a claim that could raise your rates. Knowing the difference up front saves you time and worry.
What the Adjuster Is Looking For
When the adjuster climbs up, they are checking for specific things. On shingles, that means bruising or knocked-off granules from hail, and creased or torn shingles from wind. They also look at vents, gutters, and flashing.
Here is the part people miss. Adjusters are busy and they move fast. It helps to have your roofer there at the same time, pointing out damage the adjuster might otherwise walk past. Two sets of eyes catch more than one.
Document Everything Yourself
Take your own photos the day you notice the damage. Get the roof if you can do it safely from a ladder, plus any water stains on ceilings, soaked insulation, or dented gutters and downspouts.
Keep a simple folder with your photos, the claim number, and notes on every phone call. Write down who you talked to and what they said. If anything gets disputed later, that record is worth its weight in gold.
Watch Out for Storm Chasers
After every big storm, out-of-town crews show up knocking on doors all over East Tennessee. Some are fine. Many are not. They push you to sign fast, do the work, and leave before anyone notices corners were cut.
