Summer Home Maintenance Checklist for East Tennessee Homeowners

By Tim Crockett · May 31, 2026 · Home Tips

Summer in East Tennessee means heat, humidity, and the occasional big storm. A little maintenance now protects your home and helps you catch small problems before they become expensive ones. Here's a simple checklist to run through.

Look over your roof

From the ground, scan for missing, curling, or damaged shingles, especially after spring storms. Catching a small roof issue early is the cheapest repair you'll ever make. If you see anything questionable, get it looked at before the summer storm season really kicks in.

Clean your gutters and downspouts

Clogged gutters send water where it shouldn't go — behind fascia, down foundations, into basements. Clear them out and make sure downspouts carry water well away from the house.

Check seals and caulking

Inspect the caulk around windows and doors. Gaps let in hot air, humidity, and bugs. Resealing is cheap and keeps your home more comfortable and efficient through the hot months.

Service your AC

Change the filter and make sure the outdoor unit is clear of debris and plants. A little attention keeps it running efficiently when you need it most.

Wash away the grime

Pollen, mildew, and dirt build up over spring. Pressure washing your siding, walkways, and deck not only looks great — it removes mildew that can damage surfaces over time.

Trim back trees

Branches hanging over your roof drop debris and become a hazard in summer storms. Trimming them back protects your roof and reduces storm risk.
