Instead of throwing out a number that may not fit your home, here's a plain-English look at what actually drives the cost so you know what you're paying for.

The size and pitch of your roof

Roofing is priced by the square (a 10x10 area), so a bigger roof costs more — no surprise there. But pitch matters just as much. A steep roof is slower and more dangerous to work on, which adds labor. A simple ranch roof and a tall two-story with a steep slope can be very different jobs even at the same square footage.

The materials you choose

Standard architectural shingles are the most common and most affordable choice, and they look great on most East Tennessee homes. What's underneath

Sometimes the old roof hides surprises — rotten decking, damaged flashing, or poor ventilation. If the wood under your shingles needs replacing, that adds to the job. A good contractor inspects for this up front and tells you before the work starts, not after.
