When and Why to Pressure Wash Your East Tennessee Home

Our East Tennessee weather is hard on the outside of a house. Humidity, shade, pollen, and long stretches of rain leave green grime, black spots, and a dull film on just about everything. Pressure washing clears that away and helps your home look cared for. But done wrong, it can also do real damage. Here is how we think about it.

Why Homes Here Get Dirty So Fast

Our climate is warm and damp for a good part of the year. That is perfect for algae, mildew, and moss. Add the tree cover a lot of us have, and surfaces stay shaded and slow to dry. Green and black growth takes hold on siding, concrete, and decks.

Pollen season makes it worse. Come spring, that yellow dust coats everything, then rain turns it into a sticky film. A good wash resets all of it and keeps buildup from settling in for good.

What You Can and Cannot Blast

Not every surface wants high pressure. Concrete driveways, sidewalks, and brick can take a strong stream. Vinyl siding, wood decks, and painted surfaces cannot. Too much pressure gouges wood, cracks old caulk, and forces water up behind siding where it does not belong.

For siding and decks, the safer approach is lower pressure and the right cleaning solution doing the work. This is often called soft washing. It lifts the growth without tearing up the surface. When we clean a deck before staining it, we go gentle so the wood stays smooth.

The Best Time of Year to Do It

Late spring through early fall is the sweet spot in East Tennessee. You want mild, dry days so surfaces can dry out afterward. Washing right before pollen season ends is a bit of a waste, since it comes right back.

Many folks like to wash in early summer once the pollen settles, then again in fall to clear leaves and grime before winter. If you are staining a deck or painting, wash first and give it a few dry days before you start.

Mistakes That Cost You Later

The most common one we see is spraying up under the bottom edges of siding or into soffit vents. Water gets in, and it can lead to hidden moisture problems. Another is standing too close on wood, which leaves fuzzy, torn grain that never looks right again.

People also forget about windows and light fixtures. A hard stream can crack a seal or force water inside. And using bleach heavy mixes near landscaping can burn your plants. A little care up front saves a headache down the road.

When to Call Someone Instead

A small patio or walkway is a fine weekend job for most homeowners with a rented machine. Where it gets tricky is anything up high, anything two stories, or a roof. Getting on a ladder with a running wand is how people get hurt.
